Dubai, December 2017 – One Za’abeel’s Distinctive Towers Will Re-shape Dubai’s Magnificent Skyline.
In a milestone ceremony last month, 26,000 cubic meters of concrete was poured over a 7,600 square meter raft foundation footprint. Taking an estimated 132 hours, the pour was one of the largest in the UAE. This ceremony marks the launch of the construction phase of ‘One Za’abeel’.
The iconic One Za’abeel, developed by Ithra Dubai, a wholly owned subsidiary of Investment Corporation of Dubai (ICD), is located at the heart of Dubai forming a gateway between the old and the new business districts, at the World Trade Centre roundabout.
Issam Galadari, Director and CEO of Ithra Dubai, announced “With the appointment of ALEC Engineering & Contracting as the main contractor, the project entered an exciting phase of construction. After the pour, it is only a matter of time before One Za’abeel and its “Linx”, the panoramic sky concourse traversing the two towers, reshape the ever-exciting Dubai Skyline.” “One Za’abeel,” he added, “will present a new kind of sustainable development for residents, tenants and visitors alike, offering an elevated lifestyle.”
Kez Taylor, CEO of ALEC Engineering & Contracting said “‘One Za’abeel is an iconic and revolutionary construction project. It is a fantastic development, that will test the skills of building, and we are proud to be working alongside Ithra Dubai and the consultants to make this world class project a success.”
The project comprises two adjacent towers, 67 and 57 stories high respectively, constructed atop a retail podium and connected by a unique cantilevered floor perched 100 meters above the ground. This one-of-a-kind concourse called ‘The Linx’, will be open to the public and will offer a choice of attractions, performances, Michelin Star restaurants, and lounges. The 3- storey retail podium at ground level, named ‘The Gallery’, will house iconic retail experiences with a range of high-end retail facilities and leisure experiences.
The One Za’abeel development includes a high-end residential component – apartments in single or duplex formats as well as commercial space ideally suited for prestigious offices and multinational headquarters. One Za’abeel will also house both a luxury hotel and an ultra-luxury hotel providing convenient and upmarket hospitality services for corporate visitors and affluent tourists.
One Za’abeel undoubtedly reflects the pioneering spirit of Dubai, a city never afraid to embrace innovation and progress. With site excavation, foundation works, shoring and piling works completed, and the construction of seven subterranean levels under way, the project is scheduled for completion by the end of 2020. By which time, the development will encompass a total of 480,000 square meters distributed across the two towers, the iconic Linx, the 3-floor Gallery and its seven basement levels.

Aus Welcomes A New Professional Learning Partnership With Ithra Dubai
September 19th, 2017 by developer
Dubai, September 19, 2017 – Pushing Forward the Frontiers of Knowledge and Innovation.
The American University of Sharjah (AUS) and Ithra Dubai have signed an agreement to conduct a sponsored studio as an extension to the design works for Ithra Dubai’s mixed-use development, One Za’abeel. The sponsored studio creates a platform through which students gain first-hand experience in architecture and design by working in parallel with a live project.
This academic year, 16 students at the university’s College of Architecture, Art and Design (CAAD), taught by Assistant Professor George Newlands, will develop design proposals while working in CAAD’s state-of-the-art facilities. This studio, made possible by the generous support of the University’s corporate partners, will allow students to benefit from guest speakers, distinguished visiting critics, site visits, and field trips, as well as the use of the advanced computer modelling and digital fabrication lab facilities on campus.
AUS Executive Director of Advancement Charles A. Diab said, “While private companies and academic institutions often perceive themselves as operating in two unconnected worlds, AUS is seeking to build bridges with industry by offering mutually beneficial partnerships that will solve real world challenges. These will not only help the organizations concerned, but add value to society.”
As proposed by CAAD, in the Fall semester, students will generate design proposals for two bridges connecting One Za’abeel to the neighbouring Za’abeel Park and the World Trade Centre. Assignments for the subsequent semesters, will be scheduled and agreed upon thereafter.
AUS Dean of Architecture, Art and Design, Dr. Varkki Pallathucheril, welcomed the agreement. “We are fortunate to have Ithra Dubai as our partner, and I look forward to strengthening this relationship. Ithra Dubai’s generosity makes possible a uniquely valuable learning opportunity for our students and I expect they will take full advantage of it. They will emerge from this studio with insights and skills they need to succeed in their careers once they graduate.”
“The partnership with the American University of Sharjah aligns well with our values. We marshal our forces to encourage young talent and to create unique, real-world opportunities for them in the local community,” said Issam Galadari, Director and CEO of Ithra Dubai. “We value, and are committed to assist local educational establishments in providing the type of facility that will make meaningful contributions to community,” he added.
About AUS: The American University of Sharjah (AUS) is a comprehensive, independent, non-profit, coeducational institution of higher education that fosters excellence in teaching, learning and research. Based on an American model of higher education and grounded in the culture of the Gulf region, AUS fosters a community that embraces cultural diversity and whose members are committed to the ideals of open intellectual enquiry, ethical behavior and social and civic responsibility.

World’s Longest Cantilevered Building’ To Link Dramatic Dubai Towers
April 24th, 2017 by developer
Dubai, April 24, 2017 – Japanese architecture practice Nikken Sekkei are designing “a timeless new icon” for the city of Dubai: two soaring towers connected by the World’s Longest Cantilevered Building.
The huge mixed-use scheme, called One Za’abeel, will feature at its heart a dramatic protruding steel skybridge called The Linx. Suspended 100m above the ground, the panoramic space will house restaurants and bars, an observation deck, a gym, a spa, a pool, a banquet hall and a rooftop terrace.
As well as creating a “floating event space and urban landmark” for the project, The Linx will also reinforce the structural stability of both towers. Its diagonal tube structure will provide vertical and torsional strength, and allow their upper floors to utilise column-free spaces.
The towers themselves will feature a luxury and an ultra-luxury hotel, high-end retail, offices and residential apartments. The buildings will be mainly composed of glass with external fins, allowing them to merge into the background and evoking the sense of a shimmering mirage.
One Za’abeel will rise from a two-storey podium dissected by the city’s highway. The facade of this platform is inspired by horizontal layers of rock in the earth, while vertical terraces, landscaping and water features will create a feeling of ascent.
The podium will be topped by an accessible landscaped green roof, and visitors can also relax, socialise and enjoy public events in an air conditioned plaza between the two towers.
The project is being developed by real estate firm Ithra Dubai as a new focal point for the city’s financial district.
In a statement to CLAD, the company’s CEO, Issam Galadari, said: “One Za’abeel will be a centre of high-end diverse activity capable of generating interest and value for the entire area.
“The iconic shape will serve as a memorable gateway; welcoming investors, residents, citizens and tourists to discover the hustle and bustle of an ever growing city.
“With its remarkable scale, form and function, this project will resonate the world over as the symbol of a prosperous Dubai.”
The project is in the late design phase and construction has begun.
